A small patch beneath a boiler can look harmless, especially if the heating and hot water still appear to work. However, water escaping from a boiler or its pipework can damage cupboards, flooring and internal components long before it becomes a major puddle. Knowing how to spot boiler leaks gives you the best chance of arranging a repair early, protecting both your home and your heating system.

Not every drip means the boiler itself has failed. Condensate pipes, radiator valves and nearby plumbing can all produce water in the same area. The key is to identify where the moisture is coming from, avoid interfering with sealed boiler parts, and act quickly if there are signs of pressure loss or a safety concern.

Start by finding where the water is appearing

Before touching anything, dry the area around the boiler with kitchen roll or an old towel. Check again after the boiler has been running for hot water or heating. This helps distinguish an active leak from old moisture, condensation or water spilled during cleaning.

Look at the floor directly below the boiler, the underside of the casing, visible pipe joints and valves, and any cupboard panels around it. A slow leak may only leave a damp line, a white or greenish residue around a joint, or a stained patch rather than a visible drip.

If your boiler is in a kitchen cupboard, inspect the base carefully. Water can run along a pipe or cable before dripping off elsewhere, so the lowest wet point is not always the source. Use a torch if needed, but do not remove the boiler casing. The sealed components inside must only be accessed by a Gas Safe registered engineer.

Signs that point to a boiler leak

A visible puddle is the clearest warning, but many boiler leaks start with less obvious symptoms. These signs are worth taking seriously, particularly if more than one appears at the same time:

A pressure drop is particularly useful evidence. Most sealed central heating systems operate around 1 to 1.5 bar when cold, although the correct level can vary by boiler and property. If you have to top the pressure up repeatedly, water may be escaping from a radiator, pipework, a valve or an internal boiler component. Repressurising may restore heating temporarily, but it does not fix the cause.

Check the pressure relief pipe outside

Many modern boilers have a copper pipe that terminates outside the property, often near an external wall. This is the pressure relief pipe. It should normally be dry. If it is dripping or leaving a wet patch beneath it, the system may be releasing water because pressure is rising too high.

That can happen when the expansion vessel has lost its charge, when the filling loop has been left open, or when a pressure relief valve is no longer sealing properly. It is not a problem to ignore simply because the leak is outdoors. Continuous discharge wastes water, lowers system pressure and can lead to repeated boiler faults.

Do not block, cap or alter this pipe. It is a safety discharge route. An engineer can test why it is operating and repair the underlying fault.

Do not confuse condensate with a heating-system leak

A condensing boiler produces acidic wastewater called condensate. This usually travels through a plastic pipe to a drain and is normal while the boiler is running. You may notice occasional moisture around the end of an external condensate pipe in cold weather, or water flowing into a suitable internal waste connection.

A damaged, loose or blocked condensate pipe is different. It can cause water to escape under or around the boiler, sometimes leading to a lockout. In freezing conditions, an external condensate pipe can also freeze, preventing the boiler from operating.

Condensate water is usually clear, while central heating water may look darker or leave staining because it contains corrosion inhibitor and debris from the system. This is only a clue, not a diagnosis. Avoid tasting or handling the water unnecessarily, and arrange professional help if the source is unclear.

Look beyond the boiler itself

Homeowners often assume any pressure loss or water near the boiler must be an internal boiler leak. In reality, the fault may be elsewhere in the heating system. Check accessible radiator valves, towel rail connections and exposed pipework for wetness, corrosion or staining. Pay close attention to rooms where pipes are boxed in or pass through floors, as a hidden leak can show up first as a ceiling mark or warped skirting board.

If you find a minor drip from a radiator valve, place a towel underneath and avoid repeatedly tightening fittings. Overtightening can damage a valve or worsen the leak. A heating engineer can assess whether the valve needs resealing, repairing or replacing.

Leaks beneath floors or inside walls are more difficult to confirm. Falling pressure, unexplained damp patches and persistent boiler top-ups are common warning signs. Accurate fault finding matters here. Replacing a boiler without locating the real leak can leave the underlying problem untouched.

What to do if you find a leak

Your next step depends on the amount of water and the location. For a small, contained drip, protect the area with a bowl or towels, take a photo of the source if you can see it clearly, and switch the boiler off at its controls. Avoid using it until a qualified engineer has assessed it, particularly if the leak is coming from the boiler casing or electrical connections.

For a more substantial leak, water near electrical wiring, or water spreading through a cupboard, turn off the boiler at the electrical isolator if it is safe and accessible. If you know where the cold-water stopcock is and the leak is on a mains-water pipe, turn it off. Do not attempt this if you are unsure which valve controls what.

Never remove the front cover of a gas boiler, dismantle pipes, or use sealants as a permanent repair. Boiler leaks can be caused by failed seals, pumps, heat exchangers, safety valves or internal pipework. These repairs need the correct parts, testing and safety checks.

When a boiler leak is an urgent safety issue

Water itself is not usually a gas emergency, but a leaking boiler should be treated with greater urgency if there is a smell of gas, a hissing sound, dizziness, headaches, soot marks, or a carbon monoxide alarm sounding. Leave the property immediately if you suspect a gas leak or carbon monoxide risk, avoid switches and naked flames, and contact the relevant emergency gas service from outside.

You should also seek prompt professional support if the boiler keeps losing pressure, there is water inside the casing, the electrics are affected, or the leak has caused the heating to stop during cold weather. A quick diagnosis can often prevent a smaller repair becoming water damage, a system breakdown or an avoidable replacement.

Preventing repeat leaks

An annual boiler service is one of the most practical ways to identify worn seals, corrosion, pressure issues and condensate problems before they cause disruption. It also gives an engineer the opportunity to check combustion, safety devices and overall performance.

Keeping an occasional eye on the pressure gauge between services is sensible, especially after decorating, plumbing work or a cold spell. If the pressure changes once after bleeding a radiator, that may be normal. If it falls again and again, it needs investigation.
